I'm a 4th generation Seattle native living in the Capitol Hill neighborhood of Seattle, and a graduate from Washington State University. With over 25+ years of experience selling properties in the greater Seattle area, educating my clients from my advanced realtor designations plays an integral part in my business. As a Certified Residential Specialist, I've been fortunate to provide value and advice to over 500 clients buying or selling a property. When given the opportunity to work with new clients, I can guarantee that I'll spend my time focusing on their priorities and goals, explaining different Real Estate options, and giving high quality and trustworthy service that is expected. I have found the key to my success has been the quality of people that I represent, and their choice to refer me to others based upon the quality of my service. Besides the excitement that real estate and architecture brings...I enjoy traveling to explore other countries, staying active skiing, playing tennis, or a competitive game of cards. And for the past 15+ years, I've been involved with the GSBA of Seattle, www.thegsba.org. Please follow me on Facebook, Linkedin, Instagram, and my Zillow Premier Agent profile.

Brian listed my condo which he had originally worked with me to purchase in the 90's. He was a great, thoughtful partner throughout. I valued his pricing strategy, the high quality marketing materials he developed, and his negotiation counsel. I was delighted with the outcome - accepting an above-asking-price offer within a week of listing. I highly recommend Brian to anyone looking to purchase or sell real estate.

Brian Lavery is a 1%er! Many agents solicit their real estate services and that's the end of their time and favor. Brian welcomes past and/or repeat clients with a warm welcome akin to the hospitality of friend. With honesty, thorough communication and a Seattle-market prowess he eases confusion and relieves any hesitation that comes with such a big decision. He aided me in buying a property in 2012, returning to him recently, he helped me sell a home this year. I couldn't be more impressed with his state-of-the-art marketing and 100% commitment to his clients. I strongly recommend Brian Lavery!

We bought our house last month in Georgetown. Brian was awesome. While going through the crazy time, our interests were swinging wildly over many options, though there may have been just few good options. We never made it easy for him, but he was able to help us make our best and most rational decision with a financially good groundwork with the lender. We couldn't be happier with our location, our house, and the timing our move-in, because he was able to wrap it all up. Thanks, YR

We were referred to Brian by friends & are definitively grateful for their recommendation! We were first time home buyers & he helped guide us through the crazy Seattle buying market to find a place that worked for us. He showed us variety of places that met our requirements, steered us clear of others, was very knowledgeable & did a great job of negotiating the asking price. The entire process was smooth & seemed very easy - big thanks to Brian!!! In the end, we found a property that was within our budget, in a location we loved, had no problems along the way & closed exactly as planned.

Brian was my agent when I was in the market to buy a new home in Seattle many years ago. I was so impressed with his attentiveness and knowledge of the market that we teamed up again to sell the same home recently. There are a lot of agents out there, and I recommend you hire a professional whether buying or selling. And I encourage you to hire Brian if you want a smooth and pain free experience. He knows real estate and how to take care of his clients!

Brian was instrumental in getting us our dream house! He was able to work with our insanely busy schedules to look at the house on a Wednesday, schedule an inspection that following Saturday, and work with us on Sunday morning to file the paperwork for the Monday evening reviewing of the offers. Our price was significantly lower than the highest bidders, but we were able to leverage other tactics in order to get the seller to accept the offer that evening. He is the only agent I have heard of to hand-deliver an offer to the seller's agent. I recommend him to all of my friends, and hope that they too, will have a great buying experience in the future!

I had a great experience working with Brian throughout the entire home buying process. It was my first real estate transaction and I was a little freaked about taking the plunge into home ownership, but he made every step painless without pushing me into anything. It's rare to find someone like Brian willing to help you in the "retail" world and not feel like you're being pressured into something. I'm sure I asked a lot of dumb questions, but they were always patiently and promptly answered. I feel like I got a great deal, and wouldn't hesitate a nano-second to recommend Brian.

With 1,000 condos listed in Seattle, we were not optimistic about selling our condo quickly for what we considered a fair price...especially since only one condo had closed in our complex in the past 12 months. Enter Brian. He masterfully coached us about what it would take to sell the condo in terms of staging, realistic pricing, and marketing. He spoke. We listened. The result was a sale in 45 days, an effortless closing, and a happy buyer and seller. You can't beat that. Oh yes, we live in Minnesota so all of this was done long distance. He was a great communicator even when there was not much to report. You can't beat that. I just wish I had more property in Seattle to sell. Brian would definitely be my "go to" guy.

Our RE/MAX agent back in Rhode Island referred us to Brian this past year. We moved back to the Montlake neighborhood after many years on the east coast, and luckily found a house that fit our needs. Fortunately we were working with Brian, who educated us on the challenging market here in Seattle. We went up against 4-5 other offers, and negotiated us to come out on top. We would not have been able to make this purchase, but thanks to Brian we did!!

Matthew S - Seattle, Washington: 2014-11-11

My wife and I were referred to Brian from a co worker. He has a wealth of knowledge, and experience in this real estate market. We were up against 4 other offers, and Brian knew exactly how to negotiate our offer for the winning bid. We've had unfortunate experiences with other real estate agents, but Brian understands how to get things done. He's honest, professional, very easy to work with, and we "highly" recommend him.

I first met Brian at an open house in 2003 - he was selling a duplex on Beacon Hill. The duplex wasn't for me, but I enjoyed how easy it was to speak with Brian. He then helped me buy 2 houses - the first in north Seattle, and the second in West Seattle, I think the fact that he knows Seattle so well, and has been in the business for a long time, helped me a lot! He also seemed to know that each house bought was well suited for me and my family. I also find him very approachable and helpful. I don't hesitate to recommend him to anyone who I respect. He's very good doing his work!

My partner and I decided to put our house in Madison Valley up for sale in the summer of 2011. We chose Brian Lavery from a group of well-qualified agents and although he had good references, we weren't completely sure we made the right choice. That hesitation disappeared right away as we began working with Brian to prepare the house for the market. He immediately offered suggestions on how to present the house, arranged for a professional stager to set up a room that needed some help, and quickly scheduled open houses for agents, brokers and the general public. It's been a challenging real estate market to say the least, but Brian has kept a steady hand throughout the entire process, helping us stay patient and confident that we could get the house sold - and at the right price. He maintained a regular schedule of open houses and worked hard to show our house in the best possible way. At times we got a bit discouraged when a few offers fell through, but we ultimately succeeded wit

I was referred to Brian for buying a condo on Capitol Hill in 2002, and he helped with the sale of that condo a few years later. I went back to Brian to purchase a house in the Greenlake neighborhood in 2007, and this past year sold the home as he represented me as a seller. His marketing brochures for my home were meticulous, and beyond what I've seen with other agents. I always know I can trust Brian for being honest and trustworthy, and have referred him many times to friends.

This is the 2nd time I've used Brian in a real estate transaction. A few years ago, Brian helped in my purchase of a condominium in downtown Seattle. After looking at many different condominium complexes, and going back numerous times to the same building, I finally decided on the condo to purchase. This past year we worked again, with Brian listing my home in the Seattle area. Once again Brian helped throughout the entire process. His years of knowledge and expert negotiating skills showed in the multiple offer situation, and exceeded my expectations...thanks again Brian for making the process seem so easy.

Benjamin G - Seattle, WA: 2014-10-02

Brian was incredibly helpful throughout the process of purchasing my first home. His knowledge and experience in the Seattle area were key to finding the right property for me. I could not have done it without his expertise and guidance! In a competitive market like this one on Capitol Hill, it was easy to get discouraged by lack of inventory at my price range. I was outbid on several offers before we closed the deal, but Brian kept my hopes up and persevered in finding a place that was just what I was looking for. I plan on working with him again, and I would highly recommend Brian to anyone seeking to buy or sell a home in Seattle.

Scott O - Seattle, WA: 2014-09-12

This summer, we worked with Brian as the listing agent on our home and as the purchasing agent on our new property. The sale of our property went very well, though the process took a month (we, of course, were hoping for a weekend!). Certainly Brian was proactive and extremely creative in the marketing of the house. Everything from brochures, website presentations, and open houses to suggestions about how to best present the property were extremely professional....the best we have ever seen, frankly. His cohorts pale by comparison. The new home purchase was a piece of cake. The "rate of movement" was lightning fast. In a very competitive market, Brian aggressively presented our offer and secured a purchase agreement within 12 hours of our viewing the property! Beyond all this, may we add, Brian is at all times pleasant, reassuring, delightful, trustworthy, and tireless. His skills certainly reflect his experience as a real estate professional and his character as a person.

Tom P - Seattle, Washington: 2014-09-12

Brian was super! Very patient, knowledgeable, and walked me through every step of the home buying process, which is all new to me as a first time home buyer. I would use Brian again and I will certainly be letting everyone who asks me for recommendations to call Brian. We went to the home on several occasions after the offer was accepted but before closing for me to take measurements, check on things, etc. He never said no. He even brought over a housewarming gift which was such a nice touch. Brian, thank you for a job well done!

Todd W - Seattle, Washington: 2014-09-10

Brian was professional and fun. He took time to listen and to explain. He was helpful and resourceful. He's the kinda guy you'd like to have a beer with. Thank you again Brian.
