Home Inspection is Critical Part of Home Buying Process

Pillar to Post President and CEO Dan Steward sat down for a NAGLREP Success podcast. He has guided Pillar to Post since 2004 and has become one of the most well-known leaders in the real estate industry.

Pillar to Post is the nation’s largest home inspection firm with more than 500 franchises and ranked by Entrepreneur Magazine as one of the largest franchise organizations in any industry.

Most in the real estate are unaware that the home inspection industry is essentially less than 35 years old. Up until the 1970’s buyers rarely had anyone look at their prospective home rather than a friend or relative who was in construction and aware of structural integrity.

Slowly contractors began doing inspections on such features as roofs, plumbing and the foundations, but it wasn’t until the mid-1980s when the industry matured. California passed a bill that sellers had to reveal known defects to buyers and agents were required to have the property inspected. Texas then became the first state to regulate inspectors.

Think about what type of disruption that caused back in the day when every home had to be inspected!

Dan talks about how agents can maximize their relationships with home inspectors, why the home inspector role has grown in importance and some of the modern day resources the industry employs to check a home’s viability.
